The key was left on top of an oil tank by the back door. That was the arrangement for a house clearance Fort William way we took on one February morning. One of the clearances we handled was instructed not by a family at all but by a managing agent looking after a block on behalf of the leaseholders. Different animal entirely. Nobody on site knew us, nobody had a personal stake in the contents, and the person who signed the instruction had never seen the property. The paperwork went to their block and estate management team, was passed to the relevant property manager for approval, and came back with a note that we should expect payment within twenty-eight days or sooner where possible. And, later, an instruction that any chasing emails should go to supplier enquiries rather than to invoices, because that was the desk dealing with it.
We keep that job in mind because it is the opposite of the family house. With an agent, the instruction is written, the scope is written, and there is nobody standing in the hall saying "not that, that was my mother's". With a family, half the job is listening. Both are fine. They just need a different approach on the day, and the crew is told in advance which one they are walking into.
Keys, empty houses and photographs
Some of the properties we clear are handed over on the first morning and never seen again by the person paying. The tip run, and what avoids it
Furniture, white goods, tools, garden gear — anything still usable gets offered on before it gets thrown. Charity shops and reuse projects take the bulk of it in this part of the world, and the crew would far rather drop a working washing machine somewhere useful than pay to bury it. What is genuinely finished with goes to a permitted recycling and transfer facility, weighed in and recorded, and you get a waste transfer note for it. Sometimes that note takes a fortnight to come back to us from the site — we chase it and forward it on when it lands. Two things need separate handling. Sofas, armchairs and other upholstered seating containing treated foam go down a controlled route of their own — that is a legal requirement on persistent organic pollutants, not something we invented, and the office will explain what counts before you commit to anything, item by item. The other exception is chemicals: leftover paint, weedkiller, garden sprays, gas cylinders. Those cannot travel in a mixed load and the household waste recycling centre is the right destination for them. Fridges and freezers have to be degassed properly before anything else can happen to them, which is why we ask about them on the phone rather than discovering them in the kitchen.
