We have been doing house clearance in Penrith since 2007, and most of it is probate work. A family house standing empty out in the villages, executors two or three counties away, a sale date already in the diary. The town is CA11, the country round it is CA10, and both are ours. What follows is two real jobs in those districts, then the practical business people actually ring up about — access, the order of the day, what cannot go in the van, and who gets the invoice.
A house, three gardens and three workshops in CA10
Penrith is Cumberland to anyone who grew up here, and the northern gate of the Lake District. The plans arrived before we did. Somebody in the family had walked the place with a camera and a pen, split the garden into three areas and labelled them G1 to G3, numbered the workshops W1 to W3. Ringed the access points on a photograph so there could be no argument about which gate we meant. The instruction was to clear the main house, the garden areas G1 to G3 and the workshops W1 to W3 as per the marked-up plans attached. Out in one of the CA10 villages east of the town. All carpets to be cleared. All curtains to be cleared. No white goods at all — the cooker, the washing machine and the fridge-freezer had already been taken out before we were booked.
The notes that came with those plans were the useful sort. Access three would put us into the rear garden. Access two "may be a little tight for one of your vans", we were warned, and it was. Permission had already been had from the neighbours for both of those entrances, and the neighbours were to be told which day to expect us. Which is a courtesy that saves everybody a morning of shuffling vehicles on a village lane. A contact name and a mobile number for the team on the day came with the form, so there was somebody to ring rather than a locked gate and a guess.
On services, the customer wrote: "Power is on at the house, and in the 2 x workshops - Basic water supply (cold only) available. This is currently ‘rigged up’ to enable toilet to flush, and one working tap." That is exactly the sort of thing we want in writing beforehand. A crew that knows there is one cold tap and a toilet that flushes will bring its own water and plan its breaks. A crew that finds out at half past nine loses an hour it never gets back. Power in both workshops mattered too — you cannot strip a workshop in a Cumbrian winter afternoon on daylight alone.
They had got ahead of us on the awkward items as well, and said so plainly: "there are no mattresses, fridges, freezers, TVs, POPproducts, gas cylinders, tyres or paint tins to take away as we have already disposed of them. In the event that anything has been missed, put them to one side and we will get rid of." Fair enough, and that is what the crew did — anything of that sort that surfaced from the back of a workshop went to one side rather than into the load. They did not want the cleaning service either; the family were doing that part themselves.
A main house plus three separate garden areas plus three workshops is not a single day's work, and nobody pretended otherwise when it was booked. That is worth saying out loud, because the commonest disappointment in house clearance is a job sold as a day that was never a day.
Culgaith, CA10 — and who the paperwork went to
The second one was at Culgaith, CA10, one of the villages on the Eden side towards the Pennines. Two days on site, and on each of them the van went out loaded and came back for more. That Is normal for a full house in a place where the nearest transfer station is a drive rather than a hop.
The part of it that needed handling on its own was three mattresses. Mattresses do not travel mixed in with general household waste — they are separated at the far end and recorded, and we plan the last part of the day around them rather than squashing them in at the top. Beyond that, the useful detail of that job is who we dealt with: the paperwork went to a solicitor's office in Carlisle, not to the family. That is a very ordinary arrangement in this part of Cumbria and it is one we are set up for.
Where we cover from Penrith
Penrith sits at junction 40 of the M6, and Penrith North Lakes station puts it on the West Coast Main Line, so getting a crew and two vans here is straightforward from either direction. The town is CA11; the villages around it run into CA10 — Shap, Clifton, Eamont Bridge, Temple Sowerby, Culgaith, Newbiggin. What we will not put in the van

Things do slip, too. Parking near the door, a queue at the recycling centre, a charity depot that has stopped taking furniture that week, the sheer time it takes to gather small loose items out of drawers. Charity, reuse and the things that turn up
Furniture and household goods with wear left in them we try to move on locally rather than tip — charity depots and reuse projects take a good deal of what comes out of a Cumbrian house. What cannot be reused is separated at the transfer station and recorded.
And things do turn up. Papers behind a drawer, a bundle of old letters, small collections nobody in the family knew about. The rule for the crew is the same every time: box it, leave it where it will be seen, and report exactly what was found and what was not. If you are an executor working from another county, that report matters more than the tidy floor.
So, plainly: we are a licensed waste carrier, registration CBDU419679, and we are insured. Loads that cannot be reused go to a permitted transfer station and the paperwork follows. Nothing gets left in a gateway on a back lane, which in this part of Cumbria still happens often enough that people ask about it before they ask about anything else.
