We have been doing house clearance in Coventry since 2007, and in a normal week there is a van of ours somewhere between Tile Hill and Binley. What follows is two real Coventry jobs and then the practical stuff — where we go, what the day looks like, what we cannot put in the van and why.
A three-bed house in Cannon Park, CV4, booked in for a Friday in March 2025. Loft still to go through, and a garage, a veranda and a garden on top of the rooms. The person paying for it lived in London and had not set foot in the place for a while, so the whole thing was arranged by email with one visit beforehand. Two other firms had looked at it and told him a day; one of them said half a day. He went with us anyway, and he was open about the fact that he expected that confidence to be worth something. Fair warning, that. We took it as one.
Then the instructions moved, the way they usually do in the last twenty-four hours. He had told us the carpets were going. The next message said the opposite: "also, not removing carpets contrary to what i was just saying." Not a problem. Carpets, underlay and gripper rods are a separate bit of work in any case, and it is far easier to hear that the night before than to find the crew rolling something the buyer wanted left down.
The booking form is where a Coventry house clearance actually gets pinned down, and this one is a good example of why we insist on it. Size of the property and the outside areas to be cleared: three-bed house including the loft, with garage, veranda and garden. Who will be present to let the team in and instruct them: the customer himself, down from London for the day. Any hazardous or verminous contents — decaying food, animal mess, needles, anything of that order: no. The dates wobbled a little between the form and the confirmation, which happens constantly when the person instructing us is two hours away and juggling an agent, and we simply worked to the date he confirmed last. The team started at half nine.
Houses like that one nearly always hold more than the empty-looking rooms suggest, and the reason is never the lounge. It is the loft hatch, the garage, and whatever has been leaning against the back of the veranda since anybody last looked. Garage and loft clearance is a booking in its own right here, without the house attached, and on a full clearance it is the part that decides whether the day runs to one van or three. That is why we ask for the outside areas on the form rather than discovering them at two in the afternoon.
Three loads in a day up in Longford
Not every Coventry job fits one van. A house in Longford, CV6, took a first load and then two more the same day, plus a pair of mattresses that had to travel separately. That clearance was instructed by a relative living in Peterborough who could only get down for part of the morning. It is a common enough shape here: a good deal of Coventry property is dealt with by somebody two counties away, with a key safe and a phone call standing in for a walk-round.
When a house is going to run to three loads, we would far rather say so at the start than discover it at four in the afternoon. The team leader walks it, counts the rooms, looks at the loft hatch and the shed, and rings the office before anything else goes on the van. Nobody enjoys a surprise, least of all one that arrives after the keys have gone back to the agent.
What cannot go in the van, and why
Fridges and freezers hold gases that have to be taken out under controlled conditions, so they cannot ride in a mixed load and go on their own docket. Sofas, armchairs and dining chairs count as POP items: persistent organic pollutants, the flame retardants in the foam. Since 2023 that material has to be kept out of landfill and destroyed at high temperature. Mattresses are shredded rather than buried. None of that is us inventing work; it is what the receiving sites require of us.
We also give an honest warning with every estimate. Parking on the day, a queue at the recycling centre, a charity depot that is full — any of those can stretch a clearance, and small loose items take far longer to gather than furniture does. If the shape of the job changes, the team rings you before anything changes, not after.
A few things we cannot take on a normal house clearance at all: tins of paint and solvent, gas bottles, asbestos sheeting, car batteries. Tell us they are there and we will point you at the right route for them rather than turn up and shrug.
Wallpaper off and carpets up
We get asked for this a lot in Coventry, usually by people getting a house ready to let or sell, and it is a separate booking from the clearance itself. The crew arrives at nine with a Luton van and three pairs of hands and strips for the full day. Whether that finishes the house depends entirely on the paper — layers of paint over it, and it fights you, and it can pull plaster with it. We tell you that before the crew arrives, not after. Where we go and what it means for the van
Our patch here runs from the city centre outwards. CV1 and CV2 take the centre, Hillfields and Stoke. CV3 covers Binley and Cheylesmore, CV4 is Cannon Park, Canley and Tile Hill. CV5 takes in Earlsdon, Coundon and Allesley, CV6 covers Longford, Foleshill and Keresley. CV7 runs out to Balsall Common and the villages towards Meriden, and CV8 is Kenilworth and the lanes between. Those eight districts are the city and its own edge, and they are what this page is about. Bedworth, Nuneaton, Rugby, Leamington and Warwick are all inside a working day of us as well, but each is its own town with its own page rather than a line on a Coventry list.

The county line is a bit misleading in this corner. Coventry is West Midlands, Balsall Common and Meriden fall under Solihull, and Ansty eastwards is Warwickshire — and the councils have their own rules about what a household waste site will accept from a van.
Access here is its own subject. The ring road is quick if you know it and unforgiving if you do not, because the slip roads are short and there is nowhere to think. For the terraced streets in Foleshill and Radford we pull the van as close as the parked cars allow and barrow the rest. Near Canley we book around term dates: a road that is empty in July is solid in October. Meeting us off a train? Coventry station is on the West Coast Main Line, ten minutes' walk from the top of the city centre. Canley and Tile Hill are handier for the CV4 side.
Sorting, reuse and the transfer station
Anything still fit for use is offered on before it is treated as waste — furniture in decent order, unopened household goods, tools, books, the odd box of vinyl. Coventry has enough charity shops and reuse projects to absorb a fair amount, and we would rather make the extra stop than not. Scrap metal and white goods go for recovery. What genuinely cannot be used goes to a permitted site, and we hold a transfer note for every load, available to you on request. If it is only a few items rather than a whole house, that is rubbish removal and it books the same way.
Overfilled houses, probate, and getting a price
Some of these houses have not been emptied in forty years and there is barely a floor left to stand on. That is normal work for us, not a problem, and nobody on the crew will comment on the state of the place; hoarder house clearance is a routine booking rather than a special one. Loose cash, jewellery, documents and photographs get set aside and handed to whoever is present — we find something of that sort on most jobs.
