That flat clearance is a fair example of how these jobs actually run in Leamington Spa. Carefully is the word that matters on a job like that. A house that has been lived in for forty years is not a skip run. There are albums and paperwork and things that want a second look before they go on the van, and a crew that rushes it will bin something that mattered.

Leamington Spa sits in the Warwick district of Warwickshire, and the CV postcodes here run into each other in a way that makes the whole area one working patch for us. Vans come in via the M40 and then the Europa Way, so the arrival time is honest rather than optimistic. If a job is near the town centre we will often ask about the streets round Leamington Spa station and the Old Warwick Road, because the loading has to happen somewhere and permit bays do not care that you have a wardrobe on your shoulder. The housing changes the job more than the postcode does. The Regency terraces and the converted villas north of the river mean stairs, shared halls and a front door somebody else also needs to use. Out in CV33 you get older stone cottages with narrow doorways where a three-seater has to come apart before it comes out.

Two things need naming. Sofas, armchairs, padded stools and headboards — anything with upholstery foam — are classed as POPs waste. Persistent organic pollutants, meaning the flame retardants in the foam. Since 2023 they must be kept separate from other waste and destroyed rather than recycled, so they travel on their own and go to their own facility. And there are materials a house clearance van is not permitted to carry off at all: half-used paint tins, gas cylinders, solvents, asbestos sheeting from an old garage roof.
