Most house clearance in Louth is arranged by somebody who isn't standing in the house. LN11 is a fair drive from anywhere, so the call tends to come from a son in Leeds, a daughter abroad, or an office two counties away, and the first thing we sort out is who is holding the key. Not every job comes from a family, mind. One of ours was booked start to finish through a managing agent — a block and estate management company, not a relative.

The property sat in a block they look after, the instruction came from a desk rather than a doorstep, and nobody from the building met us there at all. The clearance itself was the simple half. The paperwork had layers: their invoices desk confirmed it had arrived and said it would go to the relevant Property Manager for approval, and when we followed up we got a reply that tells you everything about working for a large agent — "I have forwarded your query to my colleague at Supplier Enquiries." Three departments, one empty property. It changes nothing about the day itself — van, team, keys, empty rooms, lock up — but it changes who you talk to, and how long the far end takes to move.

Work round here splits much the same way: families, executors and solicitors on one side, agents and landlords on the other.

The LN ground round Louth

Louth sits in LN11, at the eastern edge of the Wolds where the hills stop and the marsh begins. We work the whole of that spread. Horncastle in LN9, Woodhall Spa in LN10, Mablethorpe out on the coast in LN12, Alford in LN13, then over the boundary into the PE side for Spilsby in PE23 and house clearance in Skegness in PE25. The fen villages between Boston and Spilsby — PE22 — come up constantly. Louth itself has had no railway since the line shut in 1970, so everything arrives by road. The nearest platforms are Market Rasen over in LN8 and Grimsby Town up the A16, and if a family is travelling in from London to meet us they usually come via Grantham and drive the last hour. Which is worth knowing when you're arranging to be present. Plenty of people decide not to be, and that's fine.

Bigger places nearby have their own pages, and it's worth a look if the house you're dealing with isn't actually in the town. house clearance in Lincoln for anything the far side of the Wolds, house clearance in Grimsby for the north end of the A16, and further out, across the Wash, house clearance in King's Lynn. We've been doing this since 2007 and the ground hasn't changed much in that time.

Keys are half the job in a town like this. Whoever ends up holding them, three small things are worth checking first. Empty houses out here are usually still connected but switched off. A consumer unit that needs flipping back like a tripped breaker, credit sitting unused on a card meter, and a stopcock either under the sink or by the front door depending on which you try first. Small things. They're the ones that eat an hour if nobody has thought about them.

Photographs raise questions of their own. Floorboards in a house shut up through a Lincolnshire winter come up dark and patchy, and once the pictures are through we get asked, more often than you'd think, whether the team reckons it's mould and damp. We give an opinion, because the lads have seen a lot of floors. We're also plain that an opinion isn't a survey and you'd want it confirmed properly before anyone acted on it. That's the line we hold on anything structural — we'll tell you what we saw, we won't pretend to be a surveyor.

Where the contents go

On what leaves the property: furniture, bric-a-brac and clothing that somebody could still use goes to a charity shop or a reuse scheme in the area rather than into a skip, because Louth and Horncastle both have shops that will take decent stock. Everything else is weighed in and paperworked at a permitted facility, and we hold waste carrier licence CBDU419679 with the Environment Agency, plus full public liability cover. You are entitled to ask any firm on your drive for that number. If they can't produce one, the fly-tip in the lane six weeks later can come back on you as well — that's how the duty of care works for householders in England.

Fridges, freezers and mattresses can't ride in a general load, and that isn't us being awkward. Cooling appliances are treated as hazardous once they leave the house and have to go through a degassing line. Sofas, armchairs and other upholstered seating fall under the POPs rules that came in from January 2023, which means they travel as their own stream and are burned rather than recycled; mattresses go somewhere different again. If East Lindsey have already been for the mattresses on their bulky waste round before we arrive, that's a few fewer to move. Worth doing if you have time to wait for a collection slot. General rubbish and part-loads we handle too — house rubbish removal is the same vans and the same tickets.

Cookers depend entirely on what's behind them. If there's a flexible hose on a gas cooker, the team can disconnect it on the day and take it. Hard-piped, or electric and wired into the mains, and you need a Gas Safe engineer or a sparky first — we can't legally touch it. Checking that before we come saves a conversation on the doorstep. It works the same way for anything else marked to stay. We're perfectly happy to clear half a house and leave the rest standing. A bed somebody is still using, white goods going to a grandchild's first flat — you just have to tell us clearly what's staying, and labels on the items are better than a list.

The kinds of house clearance Louth asks for

Flat clearance in Louth and LN11

Flat clearance is its own animal. There are flats above the shops on the main streets, conversions in the older stone buildings, and sheltered and retirement schemes round the edge of the town where the corridors are long and the lift, if there is one, is small. Landlords and managing agents ring us as often as families do, and the questions are always the same: where can the van sit, is there a service door round the back, and can it be done in one visit. A flat clearance in a scheme usually can. We'll ask what floor, whether there's a lift, and how far the door is from where a Luton can legally stop.

End of tenancy clearance in Louth

End of tenancy clearance is the quickest turnaround we do. A tenant has gone, sometimes at short notice and sometimes leaving most of what they owned, and the property is wanted back in a lettable state. We take the lot, sweep through, and give the agent or landlord photographs of every room empty. If you want the carpets left, or the curtains, say so before the day — end of tenancy jobs are where instructions get lost between the landlord and the agent, and a labelled list beats a phone memory every time.

Garage and loft clearance in Louth

Garage and loft clearance on its own is a proper job round here, not an afterthought. Out in the villages towards Legbourne, Manby, North Thoresby and the lanes to Donington on Bain there are garages that haven't had the door open since the car stopped fitting in them, and lofts boarded out in the seventies and filled ever since. Garage and loft work often comes with the awkward stuff. Paint tins, old chemicals, a mower with fuel still in it — so tell us what you can see and we'll tell you what can go in the van and what has to be handled separately.

Hoarder house clearance in Louth

Houses that have got badly on top of somebody are ordinary work for us, not a special case, and nobody in the van passes comment. Hoarder house clearance takes longer, needs more protective kit and sometimes a pest treatment first, and it's often the neighbour, the housing officer or the family who makes the call rather than the person living there. We take it a room at a time and we look for the paperwork, the photographs and the jewellery as we go — they turn up in the strangest places in a full house. There's more detail on the hoarder house clearance page.

Access in Louth, and how to get a figure

Access in the town itself is mostly manageable. The terraces off Eastgate and the streets behind Mercer Row are tight and some of them are permit-only, so we'd rather know beforehand and sort a bay suspension with the county council on a market day. Out in the villages it's usually a drive or a farm gate and no restriction at all, and a four-bed with a garage is a straightforward day's work. If there's room on the drive, say so — it's the answer we like best.

A day runs in the same order whatever the house. The team walk it with you, or with whoever has the key, and photograph every room before anything moves. Big furniture goes first because it dictates how the van packs. Small stuff, the loft and the garage come after. Anything that looks like documents, photographs or personal papers is put to one side rather than loaded, and you decide what happens to it. At the end the rooms are swept through and photographed again empty, and those pictures go to whoever is handling things.

As for what it costs: we don't publish figures, because a house clearance in Louth depends on what's actually in the building and nobody can honestly guess that from a description of the outside. Ring the office on 0800 046 5555 and describe the property, or send a handful of photographs on your phone through the form on this page — room by room, plus the loft, the garage and any outbuildings. You'll be given a figure, and told what we'd need from you on the day, before anything is booked.

Probate work in the Wolds

A lot of Louth work is probate. Executors ring from Cornwall, or Yorkshire, or abroad, and probate clearances make up a good share of everything we do across East Lindsey. We invoice the solicitor, the executor or the administrator directly, payment can come out of the estate, and there is no deposit — the invoice follows the work, not the other way round. That matters when probate hasn't been granted yet and nobody in the family wants to be out of pocket in the meantime. The team photographs every room on arrival and again once it's empty, and those pictures go to whoever is handling the estate, which is usually what a solicitor wants on file. When someone can't get to Lincolnshire at all, we'll collect a key from an agent or a neighbour, lock up afterwards and post on anything of sentimental value that turns up in a drawer. Our probate house clearance page sets out the whole process if you're at the start of it.

House clearance in Louth — the questions we get asked

Do I have to be at the property? No. Plenty of our Louth clearances are done with a key from a solicitor, an agent or a neighbour, and photographs of every room before and after. If you'd rather be there for the first half hour and then leave us to it, that works too.

Can you invoice a solicitor or an executor rather than me? Yes. We invoice solicitors, executors and administrators directly, and payment can be made from the estate. There is no deposit, and the invoice follows the work.

How long does a house clearance in Louth take? Most three-bedroom houses are a day. Four beds with a full loft, a garage and outbuildings can run to two. We'll tell you which when we quote, not on the morning.

Do you take fridges, freezers and mattresses? Yes, they just travel as separate streams because the law requires it — cooling appliances have to be degassed, upholstered furniture falls under the POPs rules, and mattresses go elsewhere again.

Will you clear only a garage, a loft or a single room? Yes. Garage and loft clearance on its own is common round Louth, and single items get collected too — a piano, a wardrobe, one sofa.

Do you cover the villages as well as the town? Yes. LN11 and everything round it: Horncastle, Alford, Mablethorpe, Woodhall Spa, Spilsby, the coast and the fen villages. If you're not sure whether your address counts as Louth for our purposes, ring and ask — it almost always does.
