Most weeks our house clearance work is a flat or a house that somebody has already made a start on themselves, and the last flat on that job was exactly that. Second floor, no lift, one bedroom, no balcony or store cupboard to raid for space. The customer had set it out plainly on the form before we came: "1 bedroom flat on the 2nd floor, no lift available, no outside space". The people handing it over had already been through it, carting out what they could manage on their own to keep the final load down. By the time we arrived the bulk of it was a mattress, a wardrobe that wouldn't come apart on the landing. The odds and ends that always get left till last.

Everything had to go down a single flight of stairs and out through a shared front door. Parking was tight, but the building manager had already told them we could pull up at the front as long as we left the way into the car park clear, which we did. They had also said they would deal with as much of the POP material as was practical between them before the day. The foam-filled pieces, in other words — so what went on the van was the awkward remainder. That is the ordinary shape of the work, and it is the shape most Stalybridge clearances take too.

What we cover around Stalybridge

Abacus has been clearing houses since 2007, and Stalybridge sits squarely in the patch we work most weeks. The town is SK15, and the same postcode pulls in the smaller places around it — Millbrook, Carrbrook, Heyrod and Matley on the eastern edge, up towards the Pennine foothills and the start of the Peak District. Stalybridge is part of the Tameside Metropolitan Borough, so we deal with Tameside Council's rules on waste and their household centre routinely.

Cross the boundaries and you are into the neighbouring towns we cover just as often: Ashton-under-Lyne (OL6 and OL7) a couple of miles west, Dukinfield (SK16) directly to the south across the River Tame, and Hyde (SK14) beyond that. Mossley (OL5) runs north up the valley. If your property is in one of these and not Stalybridge proper, it is the same team and the same van. We keep no more than a handful of adjoining areas on any one round so the day doesn't get stretched thin.

Stalybridge station is a useful landmark for us, and not only for the famous platform buffet bar. It is a proper junction on the trans-Pennine line, which means the streets around it. The terraced rows climbing away from the town centre and the canal — are the older, tighter part of town, and that shapes how we plan an access.

Getting a van to the door in Stalybridge

Half the job in a place like this is working out where the van goes before anyone lifts a box. The Victorian terraces behind the town centre have no drives and narrow frontages; the streets running up from the Huddersfield Narrow Canal are steep in places and often lined both sides with parked cars. Where we can't get the van close, we barrow the load out, and we say so honestly when we quote rather than turning up and finding out.

Flat clearance in SK15

Flat clearance is a puzzle of its own. Plenty of the blocks around Stalybridge and over in Dukinfield are walk-ups with no lift, like the one described above, so everything comes down on foot. If there is a loading bay or a warden who can hold a bay for the morning, tell us when you book and we will build the day around it. A property with a drive or a back yard we can reverse into is the easy end. A second-floor flat off a shared stair is slower, and we would rather book the right number of hours than run short and leave you with a half-cleared room.

We start at nine and aim to finish the property the same day wherever the size allows. Bigger houses — a full three-bed with a loft still packed and a garage you can't get the door open on. Sometimes run to a second day, and we tell you that at the quote stage, not on the doorstep.

Garage and loft clearance in Stalybridge

Garage and loft clearance is the part people underestimate. A hatch on a landing with no fixed ladder means everything comes down by hand, box at a time, and a loft that has been filled since the seventies takes longer than the two bedrooms underneath it. The garages behind the terraces, and the single lock-ups up towards Millbrook and Carrbrook, are usually damp and stacked to the roof. Paint tins, bike frames, offcuts of timber, boxes that went in when somebody moved and were never opened again. We will do the garage and the loft on their own, without touching the house, if that is all that is left. Plenty of Stalybridge jobs are exactly that: a sale going through, and one loft hatch and one up-and-over door standing between the family and the completion date.

Where it all ends up

Not everything that leaves a house is rubbish, and we don't treat it that way. Furniture that is still sound, working white goods, books, tools, unopened bits from the kitchen — we set those aside to pass to a local charity or a reuse project rather than tip them. What is genuinely finished with goes to a licensed transfer station, and every load is booked in and documented. If you want the waste transfer note sending on with the invoice, say so and it goes out with the paperwork. We are a registered waste carrier, licence CBDU419679, and the note proves your things were moved and handled by someone entitled to do it.

Mattresses and upholstered sofas and chairs are a separate matter now. Under the regulations that came in for persistent organic pollutants, soft furniture with foam in it can't just be thrown on a mixed load. It has to be kept apart and sent through a controlled route to be destroyed properly. That is why we count mattresses and suites separately when we look at a job; it isn't us being awkward, it is the law telling us how the foam must travel. It is also why the customer on that second-floor flat had already worked out for themselves which pieces counted before we got there.

Things we can't put on the van

A few items we simply cannot carry in an ordinary clearance load, and it is worth knowing before the day. Paint tins, gas bottles, solvents, car batteries, old chemicals from under the sink or out in the shed — anything hazardous — need their own disposal, and Tameside's household centre will take most of them from a resident. If you are not sure whether something counts, send a photo and we will tell you straight. We would rather flag it early than leave you standing over a shed of weedkiller with the team already loaded.

Cleared houses that have got out of hand

Some of the properties we are called to have been let go for years. Rooms you can't walk into, a hallway you turn sideways to pass through, a kitchen that hasn't been used for its proper purpose in a long time. We take those on the same as any other clearance, quietly and without comment, and we have handled worse than whatever is behind your door. There is no lecture and no raised eyebrow. Where we come across paperwork, photographs, jewellery or cash tucked between the clutter — and in a heavily filled house it happens — we put it aside and hand it back rather than let it go out with the load. That is just how the team works.

Probate and executors at a distance

A good share of Stalybridge house clearances are probate work, and often the person organising it doesn't live locally. We regularly deal with an executor a couple of counties away, or a family member abroad handling a parent's estate over email and phone. That is normal for us. You do not need to be at the property the whole time. Many people meet the team at nine, point out what stays and what goes, then leave us a key or a keysafe code and come back at the end.

For probate house clearance we can invoice the solicitor or the appointed executor directly, and the account can be settled from the estate rather than out of your own pocket. There is no deposit up front; we invoice once the clearance is done and you have seen the property emptied. If it helps to keep the family informed, we photograph the cleared rooms and send those over with the paperwork.

If the property you are dealing with sits over the boundary rather than in the town itself, the same team and the same van handle house clearance in Hyde and house clearance in Ashton-under-Lyne. Both of those towns have their own page.

Getting a price

The only honest way to price a clearance is to know what is in the house, so we don't hand out numbers blind. Ring us and talk it through, or send photographs of each room and the loft, garage and shed through the form on this page, and you will get a proper written quote back. Not a vague range, and nothing that changes when the van arrives. The estimate costs nothing and puts you under no obligation. If less turns out to need clearing on the day than the photos showed, that gets reflected too.

Whether it is a single flat off a shared stair near the station, a terraced house up towards Millbrook, or a full probate clearance in Dukinfield or Ashton-under-Lyne, the approach is the same. An honest look at the job, a fair figure agreed before we start, and the property left clear and swept. Send the photos or pick up the phone, and we will take it from there.

Common questions about house clearance in Stalybridge

Do you cover the villages around the town, or only Stalybridge itself? Both. SK15 takes in Millbrook, Carrbrook, Heyrod and Matley as well as the town centre, and we are over in Dukinfield and Mossley often enough that a job out in one of the smaller places is no trouble at all.

Can you invoice a solicitor for a probate house clearance? Yes. On probate work we invoice the solicitor or the appointed executor directly, and the account can be settled from the estate. The person organising the clearance does not have to carry it personally.

How long does a house clearance in Stalybridge take? Most properties are cleared in a day, starting at nine. A three-bed with a full loft, a garage and a shed can run into a second day, and if we think it will, we say so when we quote rather than on the morning.

What can't you take away? Anything hazardous — paint, solvents, gas bottles, car batteries, garden chemicals. Tameside's household waste centre will take most of that from a resident. Mattresses and upholstered furniture we do take, but they travel separately under the POPs rules.

Do I have to be at the property all day? No. Plenty of people meet the team at nine, point out what stays, then leave a key or a keysafe code with us. We photograph the cleared rooms at the end and send them over.
