House clearance in Tower Hamlets is, nine times out of ten, a flat clearance. That is worth saying at the top, because most of what gets written about clearing a house assumes a driveway, a garage and room for a skip on the front lawn. A one-load house clearance in E14, arranged from the other side of the world

Late October, a Thursday. A flat up at the Poplar end of E14, and the person instructing us was not in the country. The paperwork went to and from an address in Singapore, overnight each way, which is how a fair share of our Tower Hamlets work runs these days. The clearance came out as a single van load, plus a mattress, which is dealt with separately because of what is inside it rather than because of its size. Once the rooms were empty the flat was cleaned on the same visit, so the keys could go back with nothing left outstanding.

And if it is one room, one sofa or one fridge rather than a whole property, that is a rubbish removal job and we would rather do it properly than talk you into a full clearance you do not need.

A repeat collection in E9, booked by an office nowhere near London

The second one worth describing is not a house clearance at all. A serviced-apartment operator, whose office is a long way north of the M25, booked a rubbish collection from one of their flats in E9. The sort of thing that builds up when a place is let short-term and nobody ever takes ownership of the pile by the door. It went out as a straightforward collection, load out, weighed and recorded in the proper way.

Then they booked another one from the same flat.

That is the honest version of small-job work in this part of east London: not dramatic, no story, just somebody several hundred miles away who needs a room emptied and a receipt for where it went. Small jobs get quoted and booked exactly the same way as the big ones. There is no minimum drama.

What leaves the building, and where it goes

Sorting starts on the landing, not at the tip. Anything still fit for use. Furniture that is not marked, kitchenware, tools, books, clothing that has been kept properly — gets set aside for a reuse project or a charity shop that will actually take it, and in this borough there are plenty that will. What is left is genuinely finished, and it goes to a permitted transfer station where it is weighed, tipped and recorded, with a transfer note for every load. We are fully insured, and our waste carrier registration with the Environment Agency is CBDU419679 — worth asking any firm for, because if fly-tipped rubbish is traced back to your address, it is your problem, not theirs.

Sofas, armchairs, footstools, office chairs and mattresses are recorded separately from the general load. That is not us being fussy. Upholstered furniture is classed as a POP item, and the fire-retardant foam inside has to be kept out of ordinary mixed waste and destroyed under a specific permit. Fridges and freezers are the same story for a different reason — the gas has to be taken out under control, so an under-counter fridge, an upright freezer and an American-style double door are three different jobs at the gate, not one.

There are a few things we cannot put in a general load at all. Tins of paint, gas canisters, car batteries, asbestos sheeting off a garage roof. Tell us before the day and we will deal with them properly or point you at the council's own route for them; hide them at the back of the shed and the team will simply leave them there.

We invoice the solicitor, the executor or the estate directly. If you are acting for an estate and would rather the paperwork went to the firm handling probate than to you personally, say so when you book and that is where it goes. Payment can come out of the estate in the ordinary way, once probate allows it. There is no deposit and nothing is asked for up front: we invoice after the property is empty and you, or whoever is acting for you, has seen it.
