February 2022, a top-floor flat clearance in NW6, 873 square feet of it, and the whole job was settled by photographs before the van ever moved. The person organising it did not live in London at all — Oxfordshire, a good couple of hours away — so everything came by email, room by room, with pictures attached. "I hope these pictures are helpful for next Thursday's Clearance", they wrote, and they were.
The instructions were the clearest we have had in a while. Everything in the kitchen to go, including whatever was in the cupboards and drawers, and the under-counter fridge with it. Everything in the bathroom to go, cupboards included, and the washing machine. Bedroom and lounge cleared out, boxes of books and all. The bookcases in the hallway went too. The two tall ones were fixed to the wall, though only with a single screw each as far as anybody could see, and there was a smaller set of shelves fixed in the lounge and a pin board in the kitchen. Window blinds off. Carpets to remain, which is worth telling us early, because lifting carpet and underlay is a different job again and it changes what comes off the floor at the end. And one line we followed to the letter: "Leave anything that's inside the bedroom wardrobe".
Then the stairs, which in an NW6 conversion are the whole story. A spiral flight, then a long staircase down to the front door, then outside steps to the pavement. The customer had thought about it before we arrived: "I will ask the neighbours to move any of their boots etc which are between the spiral and long staircase". That is a small courtesy and it saved the crew an hour of shuffling boots and shopping trolleys with a wardrobe on their shoulder. They were there on the day themselves to point out the few small items still to be identified, which is always the fastest way a house clearance runs.
Nothing hazardous, nothing verminous, no cleaning wanted afterwards. Just empty the flat and take it away properly.
A four-bedroom house clearance in NW3, and the two piles nobody had touched
The other one worth setting out is a house clearance in NW3, a Monday start at ten in the morning, January 2023. A large house with a garden shed, and the useful part is that the customer described it themselves before we came:
"It's a large house 4 beds and garden shed. Most rooms are empty or close to empty. However there is a bed, cupboard, sofa, Welsh dresser, cupboard with drop down desk, washer, dryer, fridge freezer - although we might want to find homes for these if we can elsewhere. There is also junk. Small items in most of the rooms but two significant piles in garden shed and in an upper room"
That is a very ordinary Camden house clearance, and a very honest description of one. Half-emptied rooms, the family's own arrangements still being made about the white goods, and then the two places where everything nobody could decide about had quietly collected — a shed and an upper room. Sheds in this part of the borough are small and packed to the roof, and the upper room in a four-storey house means every single item comes down the full run of stairs.
The fridge freezer, a mattress and an old television came out of that one, and each of the three has to travel a different way by law. Fluorinated gases in the fridge, mattress fibre kept out of the general heap, the television handled as electrical waste. They do not ride in with the wardrobes. Parking is the real problem here, not the stairs
Ask anyone who drives a tipper into Camden. Most of the borough sits inside a controlled parking zone, half the side streets off Kentish Town Road are permit-only from morning to evening, and a suspended bay ordered through the council needs booking days ahead. It is not a quick thing to arrange. Sofas and armchairs are POP items — persistent organic pollutants — which means the padding must be kept out of the general waste and destroyed through a permitted route; that rule has applied since 2023 and it catches a lot of people out. Tins of paint, gas canisters and fire extinguishers go in a different direction entirely, and so do car tyres and old televisions and monitors.
Everything else leaving a Camden property gets sorted rather than tipped in one heap.
