Most house clearance in Hammersmith means flats — Victorian and Edwardian conversions, second or third floor, no lift, a communal stair shared with four other households. We have been doing it since 2007, and W6 is a patch we know block by block. One job that stands out was October 2021: a small business in W6 giving up premises it had been in for years. The team took the whole place out in a day, two van loads, everything sorted for regulated recycling and disposal. A fridge freezer sent off separately because the gas in one of those has to be dealt with under the regulations and not tipped in with the furniture.
That was the week before the ULEZ boundary moved out to the North and South Circulars. Half the planning that morning was which van was allowed through and which one was not. Not glamorous, that part. But it is what decides whether a house clearance in Hammersmith runs to time or runs over.
Victorian flats and the upper floors
A lot of Hammersmith is conversions — handsome buildings. The flat you want cleared is often up two or three flights with no lift, on a stair everyone in the block uses. It is the first thing worth telling us. A ground-floor flat clearance and a top-floor one are two different days' work. Round here the carry is usually the bulk of the job.
We did a flat clearance in W14 for a managing agent one July, a full van load out of a block they look after in W14. That autumn we went back for a much smaller collection, and their office queried it: "I have been advised by the office that the works as stated on the below invoice were not complete – please advise?" Fair question, and it was ours to answer. We went back, finished what had been left, and it was closed off properly. I would rather write that down than pretend every job goes perfectly, because what matters to an agent or an executor is not that nothing ever goes wrong. It is who picks the phone up when it does.
Parking and the bay suspension
Parking in W6 and W14 is the other thing that catches people out. A lot of these streets are permit-controlled, and to get a van outside the door for a full day you will often need a bay suspension from Hammersmith & Fulham council. That is not something you arrange the night before. The council want notice — which is exactly why it is worth raising when you book. We cannot sort the suspension for you, but we will tell you precisely what to ask the council for. We plan the day around where the van can legally sit. In October 2021 we had the ULEZ change on top of all that. Van choice has been part of planning every Hammersmith job inside the North and South Circulars ever since.
Builder's waste and the awkward loads
Not everything here is a flat full of furniture. Hammersmith is forever being done up, and a fair share of what we shift is renovation waste. One of our regulars is a floor-sanding contractor based in W6: carpets lifted and taken away. The rubbish off their jobs collected once they are finished. Mixed loads — furniture, building waste and garden waste in the one go — are routine. Send photographs through the form on this page and we will tell you honestly what we are looking at.
Probate and estate clearances in Hammersmith
A good share of our W6 work is probate. Probate house clearance in Hammersmith is usually a flat somebody lived in for thirty or forty years, with the family somewhere else entirely. We go slowly through drawers and the backs of wardrobes before anything is loaded. That is where the paperwork and the odd bit of jewellery turn up — and anything personal is set aside for the family rather than us deciding for you.
On probate work we invoice the solicitor, the executor or the estate directly, whichever suits. Payment can come from the estate. There is no deposit. An executor should not be out of pocket for a clearance out of their own money. Where the person organising it lives abroad or at the other end of the country we work off keys and send photographs of the empty rooms as proof it is done.
Cluttered and hoarded house clearance in Hammersmith
Hoarder house clearance we take on the same as any other job — no fuss, no raised eyebrows. We will ask a couple of plain questions first about anything hazardous or verminous, purely so we bring the right kit and allow the right time, then work through room by room, bagging textiles separately and keeping an eye out for the cash and documents that get lost in that kind of home. A cluttered two-bed can hide three or four loads you would never guess from the door. Photographs help enormously here — even bad ones off a phone are enough for us to give you a real answer rather than a guess.
What we take, and where it goes
Furniture, white goods, carpets and underlay, beds and mattresses, the contents of lofts, cellars and sub-basements. The building and garden waste that comes with a renovation. Sometimes the whole flat; sometimes a part-load of a room or two. Wardrobes, sofas and working white goods that somebody else would get years out of come off the van at a reuse project or a charity shop that will have them. What is left goes through a licensed transfer station. Fridges and freezers travel separately, as that October 2021 one did, because of the gas in them. Upholstered furniture goes for incineration under the POPs rules rather than to landfill. We are registered waste carriers, licence CBDU419679, and every load is documented — waste transfer notes on request.
Paint tins, gas bottles and anything hazardous we cannot take, better flagged before the day.
Businesses, salons and small commercial clear-outs
Hammersmith is not all flats — there is a lot of small business along the Broadway and the side streets, and we do commercial clear-outs too. The W6 job in October 2021 was exactly that: a working business handing back premises, cleared in the one day so the keys could go back on time. The customer wrote afterwards that the lads had been great and very helpful. Was decent of them to say. If you run a business in W6 that is moving on or being done out and there is furniture, fittings or IT to shift, it is the same drill as a house: photographs, a slot that suits you. An invoice for the file at the end.
How a Hammersmith house clearance day runs
A nine o'clock start is the norm, meeting you at the property or taking a key. Nothing wants bagging up beforehand — the team goes through cupboards, wardrobes and drawers as they reach them, takes up the carpets and underlay, and leaves the place swept. Each room is photographed before and after for the file. Is what a solicitor, an agent or a relative watching from a distance actually wants. On a top-floor conversion that opening walk-round is where the day is decided. In W6 the carry and the access matter more than the volume. Ring 0800 046 5555 if you want to talk a date through.
What Hammersmith is like to work in
The Broadway, the flyover, two Underground stations and the A4 pulling half of west London through the middle of it. For clearances that means period flats changing hands quickly, plenty of renovation on the go. Streets where you cannot simply park a Luton outside for six hours and hope. We know the patch: which blocks have rear access, where loading is impossible at school run, which conversions hide a cellar.
Around Hammersmith — the patch we cover
Hammersmith itself is W6, with W12 for Shepherd's Bush, W14 for West Kensington, Brook Green and Barons Court. W11 up towards Notting Hill around the edge. West of that we are in W4 for Chiswick, Bedford Park, Acton Green and Gunnersbury, W3 for Acton and East Acton. W9 and W10 north of the Westway. Just south we are regularly into SW6 for Fulham and SW10 towards West Brompton and Chelsea. North of the Harrow Road we cover NW6 for Brondesbury and NW10 for Harlesden, College Park and Brent Park. Further out HA0 for Alperton and HA9 for Wembley, with HA1, HA2 and HA3 across Harrow and Harrow Weald. Just south, SW10 takes in West Brompton.
If your job sits over one of those boundaries, it has a page of its own: house clearance in Fulham across SW6, house clearance in Chelsea east of West Brompton, house clearance in Queen's Park up in NW6 and house clearance in Wembley out at HA9. Ravenscourt Park and Hammersmith Grove are a short hop. If you are somewhere in between and not sure whether we come, ask.
Hammersmith is a proper interchange — two Underground stations and the flyover funnelling half of west London through it — which is part of why the flats here turn over the way they do.
Hammersmith house clearance — common questions
Why should I use you?
Because we have cleared flats and houses across Hammersmith since 2007, we are licensed and fully insured. You get a straight answer on the phone rather than a salesman at your door. Top-floor conversions, builder's waste, probate — all routine.
How much does a Hammersmith house clearance cost?
Ring the office on 0800 046 5555, or send photographs through the form on this page. You will get a figure for your own job. The quote is free and commits you to nothing. Photographs of each room, the stair and the street outside are all we need.
How and when do I pay?
After the work is done, not before — there is no deposit. On probate and estate jobs we invoice the solicitor, the executor or the estate directly. Payment can come from the estate. Agent and commercial work goes to your agreed order, closed off with photographs on the file.
