"Please leave the chair and small fridge we will remove those thanks. You can take the bits of wood." That was the last instruction we had before a four-day house clearance in Isleworth in July 2025 — a three-bedroom semi with a garden and a garage, in TW7, arranged by a family living over in Surrey. They met the crew at the house at nine on the Monday morning, walked them round, then handed over a set of keys so the lads could come and go for the rest of the week without anyone having to sit in an empty house.
Garage and loft clearance in Isleworth — Middlesex once, Hounslow now — is the part people underestimate. This family had got a fair bit of it out of the way themselves before we arrived, and said so plainly. The loft was already cleared out. They had pulled the television and a computer monitor out, stripped every duvet and pillow off the beds, taken the seat pads and cushions from the dining room. Dragged a computer chair and some bags of tile adhesive out of the garage. "We've also emptied the loft so nothing to be removed from there now. While sorting through everything we've also removed quite a few bags of various items along the way." Tins of paint and a stack of boxed tiles stayed in the garage — their decision, and the right one, because those are not things we can put on a van with household furniture.
That is worth explaining properly, because it comes up on nearly every job in Isleworth. Solvent-based paint, thinners, camping gas canisters, old fuel, car batteries, asbestos garage sheeting. None of that travels in a general household load. It needs its own route through Hounslow's arrangements or a specialist. Tell us on the phone what is sitting in the shed and we will tell you straight which bits we can shift and which bits you will need to book separately. Nobody enjoys finding out at four o'clock on a Friday.
Sofas, mattresses and the foam rule
The soft furniture is the other thing people get caught out by. When that family wrote to confirm what they had taken out themselves, they listed the lot as PoP items. The television, the computer monitor, all the duvets and pillows, the cushions and seat pads from the dining room, the computer chair out of the garage. Helpful of them to write it down, though only part of that is actually POPs.
POPs stands for persistent organic pollutants, which is the flame-retardant chemistry in upholstery foam. The rules that have applied since the start of 2023 catch sofas, armchairs, padded dining chairs, futons, beanbags, cushions, seat pads and office chairs. Duvets and pillows are not in scope. A television set and a monitor are not either — those go off down the electrical route instead. Mattresses are their own case again: not POPs, but they go to a separate mattress recycler rather than in with the general load. Fridges and freezers have their own rule as well. The gas has to be drawn off before the unit is stripped down, so they never travel in with the general furniture either. On a three-bedroom house clearance in TW7 that shapes the order the van gets loaded in, with the padded seating kept apart from everything else. It is why we ask on the phone how many sofas, chairs and mattresses there are before anyone quotes anything.
Where the load actually goes
Furniture, crockery, tools, books, bikes, anything still usable gets set aside on the van rather than crushed. Some of it goes to reuse projects and shops around the borough; the rest of a load is weighed in and tipped at a permitted transfer station. We keep the tickets so there is a paper trail from your front door to the point of disposal. Our waste carrier registration with the Environment Agency is CBDU419679. We are insured for the work and for being in your property. If you ever want to see the paperwork, ask. Most people don't, but the ones who do are usually executors, and they are right to.
The way a quote is built
Price follows cubic metres, not the clock. A crew that works quickly does not get you a bigger bill. We look at how many Luton loads come out of the house, add the separately regulated items. Fridges, freezers, mattresses, upholstery — and quote on that. The first thing we try to do is get the whole property emptied in one go. We manage most of the time. You get a figure before we start, in writing. Nothing changes hands until the job is finished and you are happy with it. There is no deposit to book a date, and the quote itself is free and carries no obligation.
Probate work, and who pays
A lot of Isleworth work is probate work, and it comes through people who no longer live in the area. The 2025 four-day job was run from Surrey. An earlier clearance on the same patch was arranged by a family member across in Hammersmith. Another came through a relative in Hertfordshire who never set foot in the place. It works fine.
We collect a key from a neighbour, a managing agent or a local solicitor, do the work, photograph the rooms as they empty and send the pictures over, and invoice afterwards. Where a solicitor or an executor is settling the estate we invoice them directly and payment can come out of the estate. Nobody is out of pocket personally before it is wound up.
Probate house clearance in Isleworth usually runs longer than the family expect. Nothing has been sorted and every drawer has to be gone through rather than tipped. Nothing needs boxing or bagging beforehand. The crew empty wardrobes, drawers and kitchen cupboards themselves, lift carpets and underlay if you want the floors bare, and brush through at the end. If you want the waste transfer paperwork for the probate file, say so at the start and it goes over with the invoice.
Houses that have got badly out of hand are no different to us. Rooms you can only get a door half open on, forty years of paperwork, a garage you cannot walk into. We book more time and more loads, and we don't make comments about it. Valuables and documents that turn up in the sorting are put to one side for the family, not binned. That happens more often than you would think, usually in a biscuit tin.
Isleworth, and the streets around it
TW7 is an awkward mix to work in and we know it well. The old riverside lanes by All Saints and Syon Park are narrow with no off-street parking to speak of. The 1930s semis around Spring Grove and out towards Whitton mostly have a driveway and a side gate, which makes life easy. The flats along the A4 corridor can mean a lift, or no lift and three flights. We check parking before the day and sort a bay suspension with Hounslow council if the road demands it, rather than finding out at nine in the morning.
Isleworth station on the Hounslow Loop is a short walk from a good number of the jobs we do. Syon Lane is the other one on that line; Osterley on the Piccadilly covers the north of the district, and Brentford station the west. Crews come in by van rather than by train. The stations are how most people describe where their house is, so we work in the same terms. All of it sits in the London Borough of Hounslow, in Greater London.
Beyond Isleworth itself we cover the neighbouring districts as standard: TW8 Brentford, TW3 and TW4 across Hounslow, TW2 for Whitton and Twickenham, TW5 for Heston and Cranford, TW13 out to Feltham. Over the river into SW13 Barnes, SW14 Mortlake and East Sheen, and SW15 Putney. Some of those have pages of their own — house clearance in Twickenham for the TW2 side, house clearance in Feltham further west, and house clearance in Putney once you are over the bridge. Osterley, Syon, St Margarets, Richmond and Chiswick are all within the same day's run.
Office clearance and rubbish removal in Isleworth
We do the small stuff as well. A small office unit in TW7 had us in one July for a quarter load of rubbish and that was the whole job. No minimum, no fuss, one crew, half a morning.
The same customer came back to us later with something rather different: "We have a pile of earth and rubble which will need two guys cand shovels to chuck on the back of one of your trucks and take away. I expect there might be a couple of loads there." The site was down in Kent, though, and we had to tell them it was further than we go. Better to hear a straight no than a quote that never turns into a van. Soil and rubble is a different stream from household furniture in any case. Heavy, inert, and better suited to a grab lorry than to a Luton with wardrobes already in it.
Single-item collections, one wardrobe, a shed emptied, a garage and loft clearance and nothing else, an office stripped out between tenants: all of that is normal work for us and none of it is too small to ring about.
Booking a house clearance in Isleworth
Ring us on 0800 046 5555 with the postcode, the number of bedrooms, and roughly what state the place is in. Loft full, garage full, garden shed, that sort of thing. Photographs on WhatsApp or through the form on this page help and save a visit. We usually need a day or two's notice, we start at nine. For most three-bedroom houses in TW7 that means keys back the same evening. If it needs four days, like the semi last July, we will say so up front rather than discovering it on day two. We have been doing house clearance in Isleworth and across Hounslow since 2007. After all that time there is not much in a TW7 loft that surprises us.
Common questions about house clearance in Isleworth
Can you invoice a solicitor or executor on a probate house clearance?
Yes. On probate work we invoice the solicitor, the executor or the estate directly. Payment can come out of the estate rather than anybody's own pocket. There is no deposit, and the invoice follows the work.
Do I have to be at the property on the day?
No. We collect keys from a neighbour, a managing agent or a solicitor, clear the house, and email photographs of every emptied room. A good share of our Isleworth work is run by families who live nowhere near TW7.
Do I need to sort or pack anything first?
No. The crew empties wardrobes, drawers and kitchen cupboards, lifts carpets and underlay if you want the floors bare, and brushes through at the end. Set aside anything that is staying, or point it out on the morning.
How long does a house clearance in Isleworth take?
Most three-bedroom houses are a single day. A hoarder house clearance, or one with a full loft and garage on top of the rooms, can run to several days. We say so before we start rather than on day two.
Is there anything you cannot take?
Solvent-based paint, thinners, gas canisters, old fuel, car batteries and asbestos sheeting cannot travel in a household load. Fridges, freezers, mattresses and upholstered furniture all go, but each on its own permitted route.
Do you clear garages, lofts and sheds on their own?
Yes. Garage and loft clearance in Isleworth is a booking in its own right. So is a single wardrobe or a shed emptied. Nothing is too small to ring about.
